Q. How is my property protected?
A. We take a deposit from the tenant (the amount of 1 months rent) and this is held by us and returned
to them when their tenancy is up on the condition that the property is the way the landlord left it
Q. Do we take out contents insurance?
A. If you have supplied the furniture then we advise you to take out contents insurance but if it is the
Tenants furniture then we wouldn’t expect them to have the insurance.
Q. Who is responsible for making sure the tenants are suitable?
A. We ask for two references from the tenant and try to speak to the referees, we ask for a
Guarantor, a copy of photographic I.D eg passport / driving licence, proof of previous address eg bank
statement / phone bill and as mentioned before- a deposit.
Q. What can happen if the tenant does not pay the rent when it is due?
A. Initially, a compassionate landlord can simply make repeated requests for payment of rent. If the
problem continues the landlord may take the tenant to court for payment of back rent and may also
commence lawsuit to have the tenant physically removed (evicted) from the property.
Q. Can a landlord come into my house whenever they want?
A. Generally, no. A landlord has a right to enter the property in the case of an emergency or to make
repairs. Usually in the case of repairs, they are required to ask permission or to provide advanced
notice before entering.
